Eight rental houses, and every month rent gets chased by hand.

8 houses
The problem

A landlord with eight rental houses was running the whole operation from memory and a notebook: who has paid, who is late, who was reminded. Every month meant phone calls, awkward follow-ups, and records that lived in one person's head.

The approach

The expensive problem wasn't collecting rent — it was knowing, at any moment, exactly who owes what. So the core of the system is a payment record that updates itself month by month.

Automated monthly records mean the ledger rolls forward on its own: each tenancy generates its expected payment, and what arrives is matched against it.

Notifications replace the awkward phone call. Tenants get reminded automatically; the landlord only steps in when something is actually wrong.

We kept the surface small on purpose — a landlord should learn this in an afternoon.
